KBRA Assigns Preliminary Ratings to BX 2022-IND

KBRA announces the assignment of preliminary ratings to eight classes of BX 2022-IND, a CMBS single-borrower securitization.

The collateral for the transaction is a $1.76 billion floating rate, interest-only mortgage loan. The loan has an initial two-year term with three, one-year extension options and requires monthly interest-only payments based on one-month term SOFR. There is also $890.0 million in mezzanine debt in place. The loan is secured by the borrowers’ fee simple interests in 115 assets and the leasehold interest in one asset. Of the 116 assets, there are 115 industrial properties and 1 office property. In total, the portfolio contains 19.2 million sf located in 16 states throughout the US. The top five markets are Atlanta (17.4% of allocated loan amount), Los Angeles (15.9%), Miami (6.6%), Dallas – Fort Worth (6.5%), and Philadelphia (5.3%). As of March 2022, the property was 95.0% leased to 140 unique tenants. The five largest tenants by base rent include Clorox Manufacturing Company (4.8% annual base rent), Equinix Operating Co., Inc. (3.8%), Space Exploration Technologies Corp. (3.3%), BAE Systems Land & Armaments L.P. (3.3%), and Lowe’s (3.2%). Together, these five tenants account for 18.4% of total base rent and 18.6% of the total sf.

KBRA’s analysis of the transaction included a detailed evaluation of the properties’ cash flows using our U.S. CMBS Property Evaluation Methodology and the application of our U.S. CMBS Single Borrower & Large Loan Rating Methodology. In addition, KBRA also relied on its Global Structured Finance Counterparty Methodology for assessing counterparty risk in this transaction and its ESG Global Rating Methodology, to the extent deemed applicable.

The results of our analysis yielded a KBRA net cash flow (KNCF) for the property of approximately $99.1 million, which is 10.4% below the issuer’s NCF, and a KBRA value of approximately $1.35 billion, which is 59.7% below the appraiser’s aggregate as-is value for the portfolio properties. The resulting in-trust KBRA Loan to Value (KLTV) is 130.2%. In our analysis of the transaction, we also reviewed and considered third party engineering, environmental, and appraisal reports, the results of our site inspection of the property, and legal documentation review.
