Citigroup Center in Downtown Miami Announces Over 50,000 SF of New Leasing Activity

Five new tenants at leading office property span wealth management, commercial real estate, legal services, and additional sectors

Citigroup Center, an 810,000-square-foot, 34-story trophy tower in downtown Miami and the second-largest Class A office building in Florida, today announced that it has executed approximately 51,000 square feet in leasing agreements.

The agreements include five new tenants and two lease renewals.

  • Boreal Capital Management, an international wealth management services firm, signed a lease for 12,500 square feet of office space, relocating from Brickell. Cyril Bijaoui, founder of Longstead at The Corcoran Group, represented the tenant.
  • JAB Holding Company, an investment firm, signed a lease for an 8,997-square-foot spec suite for its new Miami office. Scott Weston and Marty Bradley of Maddux Co. represented the tenant.
  • An international government agency signed a lease for 6,969 square feet for its Miami office. Tom Capocefalo and Amanda Montanez Alvarado of Savills represented the tenant.
  • Onyx Funding LLC, a commercial real estate firm, signed a lease for a 3,173-square-foot spec suite for its downtown Miami office.
  • Horizon Auto Logistics, an automotive marine terminal and logistics operator, signed a lease for a 2,601-square-foot spec suite. Brent Palmer and Sharon Ellis of Palmer Property Group represented the tenant.
  • Capital Advertising, a professional services firm, is relocating from within the building to expand its footprint, signing a lease for a 2,148-square-foot spec suite.
  • Hughes Hubbard & Reed, an international law firm, renewed its lease for 15,000 square feet of office space.

Steven Hurwitz and Doug Okun of JLL represent the landlord in the leasing of Citigroup Center. These agreements follow the building’s leasing momentum in August, when three new tenants and four lease renewals were secured, and its completion of its second phase of newly designed, move-in-ready spec suites.

“Our move to Citigroup Center is an integral part of our growth and strategy to expand beyond the consumer sector into insurance, financial services, and private asset management,” said Anant Bhalla, Chief Investment Officer and Senior Partner at JAB Holding Company. “The property’s ideal location in downtown Miami strengthens our presence in the Americas and enables us to attract and retain top financial services talent.”

Citigroup Center recently completed a series of capital improvements, which included a newly renovated lobby with a welcoming café and lounge seating and ultra-modern spec suites. Tenants also have access to an executive valet program with a dedicated lounge, as well as onsite health and wellness programming — all designed to deliver a hospitality-focused, Class A tenant experience unlike any other.

Additional amenities include an onsite car wash; valet parking; an ATM; a 9,000-square-foot, state-of-the-art conference center, the largest in downtown Miami; a dedicated Tenant Experience Coordinator; and a fully integrated tenant experience app. Tenants enjoy immediate interior access to the connected Intercontinental Hotel’s fitness center and spa; outdoor meeting and events space with a Skylawn and rooftop bar; and dining options such as Starbucks, Toro Toro, Freddy’s Speakeasy, and Ole. Citigroup Center tenants also receive exclusive discounts on the Intercontinental’s amenities. Last fall, the Canada-based Cactus Club Cafe announced its plans to open a 10,000-square-foot indoor/outdoor restaurant and lounge at Citigroup Center featuring immersive lighting, curated art, and an outdoor patio. The deal marked Cactus Club's first Florida location amid its expansion into the U.S. market.

The tower’s prime location at the intersection of Biscayne Boulevard and Southeast 2nd Street in downtown Miami provides tenants with seamless access to I-95, Brickell Avenue, Bayfront Park Metromover Station, and the MacArthur Causeway, as well as convenient proximity to Brightline’s Miami Central Station, South Beach, and Miami International Airport (MIA). Just steps away from an array of local restaurants, entertainment, and lifestyle amenities, the building has earned WELL Health-Safety and Energy Star ratings. Its sweeping views of Biscayne Bay, easy access to the Bayfront Park, and premium amenities and services make it an ideal workspace.
